You
can't change the tax rate, you can however protest and lower the
value the county appraisal district assigns to your property.
Unfortunately, less than 5% of homeowners are successful in
their protest, we however are successful in over 85% of our
cases.
Our service are completely results based.
We
charge a fee based on the percentage your actual tax savings.
We
begin by reviewing your property and surrounding properties to
determine if the value the county has assigned you is fair.
In some cases it is fair value, in those cases we will tell you
the news at no cost. In many more cases, the value assigned by
the county is simply wrong. In these cases we will notify
the county of the protest.
This notice must be given by May 31, 2011 or within 30 day of
the property tax notice being mailed.
At
the informal protest we will present your case one on one to a
county tax official. We will use neighborhood sales of
comparable properties, neighboring properties and recent sales.
In addition we will use the county data and formulas for Class
of Home, Neighborhood Code, Condition, Depreciation, Age, and
other factors that influence their value of your property.
We
use a proprietary computer model using the exact adjustments the
county uses to find the best data for your case. Many
other agents will use simple sales from the MLS system.
Because the county makes adjustments for Neighborhood Code,
Condition, Depreciation, Age, and other factors this data is
almost useless.
If we
are unable to negotiate a fair value at the informal meeting,
the next set is a formal tax protest hearing before the
Appraisal Review Board (ARB). At this hearing, a board of 3
citizens will hear arguments from both us and the county
official. They will then meet and determine a fair value based
on sworn testimony from both parties. In many cases this meeting
can result in a substantial value reduction. There is however a
chance the formal tax protest could result in a HIGHER tax a
value than the original county value.
The
final option if your property is still not valued fairly is to
file a lawsuit against the county or submit to Binding
Arbitration. |
