Welcome
Texas is a
beautiful place to call home. Not only is beautiful it is
one of only a handful of states that does not have a state
income tax. That's the good news, the bad news is that we
have one of the highest property taxes rates in the nation.
Value x
Rate = Taxes Due
The
property taxes you pay are based on a rate, which is set by
the county and a tax value which is set by your county's
appraisal district. We can't help you lower the tax
rate, but we can help you get a fair value to be taxed on.
Value
Each
property in Texas is unique. Because of the sheer number
of properties that are being appraised, the county appraisers
simply cannot visit all the properties and take into
consideration factors that can dramatically effect the value
they set. Our job is to determine a fair value for your
property and present our argument to the county tax appraisers.
By lowering this value you can directly lower the amount of
property taxes you will owe.
Rate
We are
licensed by the State of Texas and we are only paid if we are
able to lower property taxes. Because of this you have
nothing to lose by hiring us, we believe this is the only
fair way to work. Because of this we are only able to take
properties that we feel are truly overvalued. We handle both residential and
commercial properties.
Market Value
Reducing
your property tax value will not negatively effect your ability
to refinance your property, nor will it reduce the resale value
of your property. The county uses several formulas to
determine the value of your property. They include your
Class of Home, Neighborhood Code, Condition, Depreciation, Age,
and other factors. The value the county assigns to your property
simply is not actual market value. Protesting your
property tax value will simply reduce the amount of money you
will have to pay in property taxes.
Currently,
we only service Central Texas. We look
forward to hearing from you soon.
